New accessibility subsidies from the Provincial Government of Andalusia

1. New accessibility subsidies.

Have you heard about the new accessibility subsidies provided by the Provincial Government of Andalusia for the installation of lifts and other accessibility improvements in buildings and homes?

The regulatory bases for these grants have recently been published in the Official Gazette of the Provincial Government of Andalusia (BOJA). The official announcement will be published this autumn and applications can be submitted from early next year.

These grants are available for the installation of lifts, stairlifts, ramps and automated door opening systems. 60% of the cost of the renovation work will be covered, although this can rise to 80% in the case of the disabled and people over 65 years of age, and up to 100% if the property in question falls within the scope of the rehabilitation process pursuant to Royal Decree 853/2021 of 05 October.

Two lines of subsidies have been created: the first is aimed at improving accessibility in single-family, detached and terraced homes, to which 6,179,600 euros will be allocated. The second focuses on improving accessibility in buildings, with a budget of 24,718,600 euros, which are also open to communities of owners.

2. Which are the requirements?

We will now provide details of the requirements for these new accessibility subsidies provided by the Provincial Government of Andalusia.

Single-family homes: the income earned by the residential unit may not exceed four times the Multiple Effects Public Income Indicator (Iprem).

For buildings: half the single-family homes comprising the building must earn income of less than four times the Iprem. In addition, at least 70% of the above-ground surface area, with the exception of the ground floor, must be for residential use and at least 50% of the building must consist of full-time residencies.

These residences must have been built prior to 2006, unless at least one person with a disability or over 65 years of age resides there.

3. Maximum amounts

Another important factor regarding these Provincial Government of Andalusia accessibility subsidies is the maximum amounts.

The maximum amount of these grants for enhanced accessibility will be 12,500 euros for single-family, detached and terraced homes and 6,000 euros for homes in residential-type buildings.

In the case of accessibility in buildings, a maximum of 9,000 euros per home and 90 euros per square metre has been established for each commercial unit. This amount may rise if a person with a disability resides there or if the property has been classified as a building of cultural interest (BIC) or enjoys protected status.

These subsidies will be paid in two advance installments as a means of promoting the completion of these improvements as quickly as possible in the homes of families with limited resources, whereby all that is needed is the submission of a set of documents related to the improvement works.
