1. Introduction
The annual residents’ meeting in the entrance hall of your building arrives and the usual topic comes up: the lift. It may be that you need to install one, or that you simply want to upgrade the one you already have.
But, do you know what aspects you should take into account between residents to make the best decision? In this blog we explain how to choose the ideal lift for your community.
2. What happens if we want to install a lift in the building?
We will begin by talking about article 10 of the Spanish Horizontal Property Law (LPH) which tells us that the following will be mandatory (and will not require the prior agreement of the meeting of owners):
- The works and actions that are necessary to guarantee reasonable adjustments in terms of universal accessibility.
- Those required at the request of owners in whose property or premises people with disabilities or people over 70 years of age live, work or provide voluntary services.
Beyond the mandatory assumptions, the community of owners itself may agree to the installation of the lift on a voluntary basis. In these cases, the favourable vote of the majority of the owners who, in turn, represent the majority of the ownership quotas, is necessary.
3. Steps to follow to install a lift
Once it has been decided by majority vote (or mandatory in the cases mentioned above), a series of guidelines must be followed when choosing the lift that best suits the needs of the community:
- Request a quote from an installation company.
- Contract a technical project that defines the characteristics and location of the lift.
- Apply for the building permit from the local council and pay the corresponding fees.
- Carry out the lift installation work, supervised by a competent technician.
- Obtain the final completion certificate and the electrical installation bulletin..
- Request the initial inspection of the lift by an authorised control body and contract a regular maintenance service.

4. What if we need to renovate a lift?
In this case, you can consult with the installation or maintenance company to find out what improvements can be made, or request quotes from other companies.
You should also consider what aspects of the lift you want to change: whether it is only aesthetic or whether measures are required to improve the efficiency of the lift, such as an efficient system for the use of interior light. An example of this would be our Ecolux system.
